The building question behind the facade.

A three-storey commercial building in central Baghdad, delivered under a single design-supply-installation contract. The client wanted a contemporary, dust-tolerant glazed elevation that would read as one composed plane from the street while surviving Baghdad's 50 °C summers, sand-dust seasons and short winter storms.

How the envelope was resolved.

Intent and facade brief

The brief was to turn a standard concrete-frame commercial shell into a recognisable address on the street. We resolved the elevation as a full-height stick curtain wall — factory-fabricated mullions and transoms, site-glazed with double-silver low-E laminated units, detailed for pressure-equalised drainage against Baghdad's violent but brief winter rain.

System and climate response

Climate drove every specification: framing and pressings carried a PVDF coat for dust-abrasion resistance; warm-edge spacers cut condensation risk through the air-conditioning season; and every horizontal head was designed to shed sand rather than trap it.

Fabrication and coordination

Because this was a delivered installation, the contract separated supply warranty from installation warranty from the outset. Our project team mobilised with partner crews, set the grid off the structural survey, and sequenced bay-by-bay erection around the tenant-fit-out programme.

Installation and handover

The facade handed over on programme. From the street the glazing reads as a single calm plane; behind it, the maintenance team works from a documented panel-by-panel manual — every unit replaceable from inside, without scaffolding.
